Moving To Chatham: Zoning Limitations for Redevelopment of an existing Property



Taking clients to Chatham today we encountered a lovely home. The first floor was incredible with room after room and lots of light. The second floor, in comparison, came off a bit on the "tighter" side of impressions. This lead to checking out what my clients might be able to do with regard to expanding the second floor foot print. So, here is the research:

Residential Building Coverage, Floor Area, and Lot Coverage

Building Coverage : The total area of all building footprints on the lot. Include all areas that have a roof.

Floor Area: Includes all floors of all buildings and garages (no matter where they are located). Basements are not included.

Lot Coverage: Includes all improvements on a lot, not just impervious coverage. Essentially, this includes everything except lawn, woods, and shrubbery.

You may use this table to calculate your own maximums based upon your lot size, but you should still consult with the Zoning Officer to make certain there are not circumstances peculiar to your property. You should do this before you engage a design professional. All figures are in square feet.

If your Lot Size falls between the whole numbers, interpolate the Building Area, Floor Area, and Lot Coverage to your lot size. For lots over 27,000 square feet, consult with the Zoning Officer.
