A pocket listing is a real estate industry term used in United States which denotes a property where a broker holds a signed listing agreement (or contract) with the seller, whether that be an "Exclusive Right to Sell" or "Exclusive Agency" agreement or contract, but where it is never advertised nor entered into a multiple listing system (MLS), or where advertising is limited for an agreed-upon period of time.

I happen to have a 3 bedroom/1.5 bath home in move-in condition. If you are interested, please call me at 917-797-5059

HERE IS AN EARLY LOOK AT FILMS AND GUESTS UNDER CONSIDERATION, SUBJECT TO CHANGE AND AVAILABILITY:

BELLE
with Gugu Mbatha-Raw, Tom Wilkinson, director Misan Sagay
Belle is inspired by the true story of Dido Elizabeth Belle (Gugu Mbatha-Raw), the illegitimate mixed race daughter of a Royal Navy Admiral. Raised by her aristocratic great-uncle Lord Mansfield (Tom Wilkinson) and his wife (Emily Watson), Belle’s lineage affords her certain privileges, yet the color of her skin prevents her from fully participating in the traditions of her social standing. Left to wonder if she will ever find love, Belle falls for an idealistic young vicar’s son bent on change who, with her help, shapes Lord Mansfield’s role as Lord Chief Justice to end slavery in England.

BIRDMAN
with Michael Keaton, Naomi Watts, director Alejandro Gonzalez Inarritu
Based on a Raymond Chandler short story, the comedy is the latest project from 21 Grams and Biutiful director Alejandro González Iñárritu. In the movie, Keaton will play a former actor, famous for playing an iconic superhero, who puts on a Broadway play to regain his former glory. Stone plays his fresh-out-of-rehab daughter/assistant. Watts is his co-star and Galifianakis is the play's producer.

CHEF
with Robert Downey Jr., Scarlett Johansson, director Jon Favreau
A chef who loses his restaurant job starts up a food truck in an effort to reclaim his creative promise, while piecing back together his estranged family.

DOM HEMINGWAY
with Jude Law, Richard E. Grant, director Richard Shepard
Jude Law plays Dom Hemingway, a larger-than-life safecracker with a loose fuse who is funny, profane, and dangerous. After twelve years in prison, he sets off with his partner in crime Dickie (Richard E. Grant) looking to collect what he’s owed for keeping his mouth shut and protecting his boss Mr. Fontaine (Demian Birchir). After a near death experience, Dom tries to re-connect with his estranged daughter (Emilia Clarke), but is soon drawn back into the only world he knows, looking to settle the ultimate debt.

FAR FROM THE MADDENING CROWD
with Carey Mulligan, Juno Temple, director Thomas Vinterberg
Thomas Hardy’s novel follows the changing fortunes of several characters, including Bathsheba Everdene, who attracts the attention of several men and finds her life filled with wealth, heartache and tragedy.

FOUR DOGS
with Oliver Cooper, Dan Bakkedahl, director Joe Burke
Working from the bitingly funny, sharply observed script he wrote with actor Oliver Cooper, director Joe Burke edits Four Dogs for maximum comic effect. Jump cuts turn Oliver’s interactions into a veritable tilt-a-whirl of social awkwardness. Meanwhile other scenes are allowed to linger until they reveal surprising emotional depth. Be advised: this cutting, close-quarters chamber piece will hit awfully close to home for many viewers.

GRACE OF MONACO
with Nicole Kidman, Tim Roth, director Olivier Dahan
The story of former Hollywood star Grace Kelly's crisis of marriage and identity, during a political dispute between Monaco's Prince Rainier III and France's Charles De Gaulle, and a looming French invasion of Monaco in the early 1960s.

THE GRAND BUDAPEST HOTEL
with Ralph Fiennes, Edward Norton, director Wes Anderson
The Grand Budapest Hotel recounts the adventures of Gustave H, a legendary concierge at a famous European hotel between the wars, and Zero Moustafa, the lobby boy who becomes his most trusted friend. The story involves the theft and recovery of a priceless Renaissance painting and the battle for an enormous family fortune -- all against the back-drop of a suddenly and dramatically changing Continent.

IDA
with Agata Trzebuchowska, Agata Kulesza, director Pawel Pawlikowski
18-year old Anna (stunning newcomer Agata Trzebuchowska), a sheltered orphan raised in a convent, is preparing to become a nun when the Mother Superior insists she first visit her sole living relative. Naïve, innocent Anna soon finds herself in the presence of her aunt Wanda (Agata Kulesza), a worldly and cynical Communist Party insider, who shocks her with the declaration that her real name is Ida and her Jewish parents were murdered during the Nazi occupation. This revelation triggers a heart-wrenching journey into the countryside, to the family house and into the secrets of the repressed past, evoking the haunting legacy of the Holocaust and the realities of postwar Communism.

LE WEEKEND
with Jim Broadbent, Lindsay Duncan, director Roger Michell
Jim Broadbent and Lindsay Duncan play a long-married middle-class British couple who attempt to reinvigorate their marriage by visiting Paris for the first time since their honeymoon. While there, they run into an old friend (Jeff Goldblum) who acts as a catalyst for them to recapture their youthful fearlessness, lack of responsibility and idealism.

NOAH
with Russell Crowe, Jennifer Connelly, director Darren Aronofsky
The Biblical Noah suffers visions of an apocalyptic deluge and takes measures to protect his family from the coming flood.

THE RETRIEVAL
with Tishuan Scott, Ashton Sanders, director Chris Eska
Eska has crafted an eloquently insightful narrative distilling the lesser recognized conflicts of the Civil War into an intense historical drama. Cinematographer Yasu Tanida’s capably captured visuals and counterintuitive musical compositions by Matt Wiedemann and Jon Attwood put a keen edge on Eska’s distinctive filmmaking.

ST. VINCENT
with Bill Murray, Naomi Watts, Melissa McCarthy, director Theodore Melfi
A young boy whose parents just divorced finds an unlikely friend and mentor in the misanthropic, bawdy, hedonistic, war veteran who lives next door.

WILD
with Reese Witherspoon, Gaby Hoffmann, director Jean-Marc Vallee
With the dissolution of her marriage and the death of her mother, Cheryl Strayed has lost all hope. After years of reckless, destructive behavior, she makes a rash decision. With absolutely no experience, driven only by sheer determination, Cheryl hikes more than a thousand miles of the Pacific Crest Trail, alone. Wild powerfully captures the terrors and pleasures of one young woman forging ahead against all odds on a journey that maddens, strengthens, and ultimately heals her.

THE YOUNG AND PRODIGIOUS SPIVET
Helena Bonham Carter, Kathy Bates, director Jean-Pierre Jeunet
A 12-year-old cartographer secretly leaves his family's ranch in Montana where he lives with his cowboy father and scientist mother and travels across the country on board a freight train to receive an award at the Smithsonian Institute.

The Garden Club of New Jersey
The Garden Club of New Jersey
presents a standard flower show
"FROM SEA TO SHINING SEA"

WHAT EXACTLY IS A FLOWER SHOW?
Flower shows are generally presented by garden clubs or plant societies. This flower show is presented by the state Garden Club of NJ where all the affiliated garden clubs in NJ can be represented. There are floral designs, plants, artistic crafts, photography and educational exhibits on display. Sometimes there will also be special exhibits on display to provide more enjoyment for the public to view. Many shows will include a youth section like the state show.

WHAT DO GARDEN CLUB MEMBERS DISPLAY AT THIS SHOW?
There will be 60! designs for viewing, including eight group designs. There will be 16 artistic crafts and a large youth section. All of the garden club districts will present displays of their activities and members will be on hand to answer your questions about joining a club.

WHO ELSE IS REPRESENTED AT THIS SHOW?
The popular miniature settings experts from the Philadelphia Flower Show will have an exhibit of their work. Rutgers Gardens is participating and two commercial exhibits, one on tiny terrariums and the other which features artists who paint on water. Please see our presentation schedule to learn more.

WHY IS THE TITLE ABOUT SEAS AND NOT FLOWERS?
Each show will select a theme and the entire show will be coordinated through that theme. This year is titled “From Sea to Shining Sea” and features not only theme titles regarding all forms of water but also how important water is to us and how we can conserve our natural resource. The designers will have this theme in mind as they create their designs.

IS THERE A LIST OF ALL THE DISPLAYS I CAN SEE THIS YEAR?
Yes, the entire show is written way in advance so that members can volunteer to create a design or bring in plant materials. This written “list” is called the schedule for the show and includes all the rules that members must follow. Since the way we exhibit is standardized, it enables us to have judges evaluate our creations and then select which entry is the best in the competition. Click on this link for a PDF file of the Schedule.

THIS SHOW IS AMAZING! HOW DO I PARTICIPATE TOO?
The public may bring in plant material, that is, Horticulture on Wednesday, February 12, 2014. Please see the schedule above and if you have a wonderful plant specimen, you can contact the horticulture chairman, Elizabeth Lilleston at elizabethlilleston@gmail.com who will provide directions for you.
If you would like to join a club, please look for the membership table directly near the entrance to the flower show. A garden club member will answer your questions for you!

America Blooms! Garden Style Coast to Coast
Celebrate America the Beautiful with a survey of regional designs that reflect the rich diversity of our national landscapes. Frederick Law Olmsted, the father of American landscape architecture, famously said that gardens should reflect “the genius of the place,” or the nature of their surroundings. The lush tropical gardens of south Florida, the wildflower meadows of the Great Plains, the cottage gardens of coastal Maine and the vine-covered patios of California wine country are good examples -- and the inspiration for display gardens at the 2014 New Jersey Flower & Garden Show. Spanning climates, ecosystems and plant palettes, it’s a cross-country garden tour without the hassle of plane tickets or luggage!

Garden Descriptions for 2014 will be posted by February 1, 2014

The Contradictions of Fair Hope
Filmmakers & Directors: S. Epatha Merkerson & Rockell Metcalf
Producer: S. Epatha Merkerson
2012, 67 minutes
This documentary sets the stage in rural Alabama, prior to Emancipation, and traces the development, contributions, struggles and gradual loss of tradition of one of the country's last remaining African-American benevolent societies, known as "The Fair Hope Benevolent Society."

Honorable Mention
All Me: The Life and Times of Winfred Rembert
Filmmakers & Director: Vivian Ducat
Producers: Vivian Ducat and Mark Urman
2011, 78 minutes
With his intensely autobiographical paintings depicting the day-to-day existence of African-Americans in the segregated South, Winfred Rembert has preserved an important, if often disturbing, chapter of American history. His indelible images of toiling in the cotton fields, singing in church, dancing in juke joints, or working on a chain gang are especially powerful, not just because he lived every moment, but because he experienced so much of the injustice and bigotry they show as recently as the 1960s and ‘70s.

Winner
1st & 4EVER
Filmmaker, Producer & Director: Samein Priester
2011, 16:33 minutes
1st &4EVER is a personal film about becoming a man in the black community.

Honorable Mention
Missing
Filmmakers: Aarion Jackson and William Coldwell
Producer: Aarion Jackson
Director: Candace Kelly
2011, 26 minutes
This short documentary highlights the effects of what happens to a family when a father is physically absent from the home. Through the Kates family, we see the breakdown of families, especially in regards to the father-son relationship.

LONG NARRATIVE

Winner

The Destiny of Lesser Animals

A dream deferred… a future never dreamed of. The Destiny of Lesser Animals follows Ghanaian police inspector Boniface Koomsin as he embarks upon a crime-laden journey to recover the one thing that can help him realize his ultimate dream – to escape the ghosts of his past and return to America. Infusing the policier genre with West African cinematic traditions and a neo-realist emphasis on everyday life, the film becomes a story of one man’s journey to find his own purpose in the larger post-colonial context of Ghanaian independence.

Honorable Mention
Probable Cause
Filmmaker: Blue Lion Club
Producer: Nikki Simpson
Director: Tabari Sturdivant
2011, 88 minutes
Sometimes you have to look past the evidence to truly understand the crime. Probable Cause is the second feature film from Blue Lion Club Production. This time they take a gritty crime and explore the what, when, why and how of an inexplicable crime.

SHORT NARRATIVE

Winner
The Tombs
Filmmaker, Producer & Director: Jerry LaMothe

The enigmatic Mardi Gras Indian culture serves as a pillar in the community and symbol of strength. When the Big Chief of a prominent Indian tribe dies unexpectedly, leadership changes emerge.

EXPERIMENTAL

Winner
DAR HE: The Lynching of Emmett Till
Filmmaker/Director: Rob Underhill
2012, 70 minutes

5 Reasons You Shouldn’t For Sale by Owner

Some homeowners consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). We think there are several reasons this might not be a good idea for the vast majority of sellers.

Here are five of our reasons:

1. There Are Too Many People to Negotiate With
Here is a list of some of the people with whom you must be prepared to negotiate if you decide to FSBO.
 The buyer who wants the best deal possible
 The buyer’s agent who solely represents the best interest of the buyer
 The buyer’s attorney (in some parts of the country)
 The home inspection companies which work for the buyer and will almost always find some problems with the house
 The appraiser if there is a question of value
 Your bank in the case of a short sale

2. Exposure to Perspective Purchasers
Recent studies have shown that 92% of buyers search online for a home. That is in comparison to only 28% looking at print newspaper ads. Most real estate agents have an internet strategy to promote the sale of your home. Do you?

3. Results Come from the Internet
Where do buyers find the home they actually purchased?
 43% on the internet
 9% from a yard sign
 1% from newspapers
The days of selling your house by just putting up a sign and putting it in the paper are long gone. Having a strong internet strategy is crucial.

4. FSBOing has Become More and More Difficult
The paperwork involved in selling and buying a home has increased dramatically as industry disclosures and regulations have become mandatory. This is one of the reasons that the percentage of people FSBOing has dropped from 19% to 9% over the last 20+ years.

5. You Net More Money when Using an Agent
Many homeowners believe that they will save the real estate commission by selling on their own. Realize that the main reason buyers look at FSBOs is because they also believe they can save the real commission. The seller and buyer can’t both save the commission.
Studies have shown that the typical house sold by the homeowner sells for $184,000 while the typical house sold by an agent sells for $230,000. This doesn’t mean that an agent can get $46,000 more for your home as studies have shown that people are more likely to FSBO in markets with lower price points. However, it does show that selling on your own might not make sense.
Bottom Line
Before you decide to take on the challenges of selling your house on your own, sit with a real estate professional in your marketplace and see what they have to offer.

Moving to Montclair: The Magnet School System and How it Works

I often consider Montclair, Maplewood and South Orange in the same subset of town choices to live due to their proximity to NYC and the Diversified Lifestyles. While they both have good school systems, Montclair stands out as unique with a Magnet School system, reminiscent of the NYC High School Programs, in that you submit your preferred school choice and await a reply rather than the traditional-I bought my home in XYZ districted schools.

Click Here is the complete Montclair Guide to their Magnet Program.
