Moving to Maplewood: Your Home Search, where are prices and rates heading?

Last week KCM produced a blogpost that depicted what could happen if the sooth sayers are correct and housing prices rise 5% and mortgage rates climb to 4% by the end of 2013. Well, KCM was off on one measure--mortgage rates--as this week the did just that. In fact, mortgage rates had the single day highest ever change of 19 basis points just the other day.

Why is this chart so important, is because most buyers search by home price first not recognizing how their monthly budget is affected by the prospective and pending changes, let alone differences in effective tax rates on the homes they find in their searches. That is where an agent can add significant value to the proposition. A year ago I had a client that wanted to buy in Maplewood and then determined it wouldn't work for home size/price/budget. However, just a month later, I find a home that fit his needs and his price with taxes that were $2,000 lower than the average home in his search. Happy to say my client and now friend is happy as a clam living in Maplewood.
