Maplewood Housing Market Velocity



Traditional housing market statistics reference the number of homes sold, the number of homes Under Contract and the number of homes Active on the market. But, if you want to know how the market is actually trending, i find the measure of "velocity" as in the number of new listings that have sold, but much more indicative of the market place. So, in digging up the stats since January 1, 2013, here is what I found:

Maplewood had 171 homes listed since the 1st of the year.

Of these 171 homes, 26 have sold and closed at an average price of $510K which is significantly higher than recent months

An additional 75 homes have not only accepted offers, but have also gone through the attorney review process and are officially deemed Under Contract (as listed on the GSMLS) or Sale Pending, as listed on many 3rd party sites.

That leaves us with 69 homes of which 10 actually have accepted offers.

This translates into 60% of the homes having been categorized as Sold or Sale Pending. This is the highest I have ever seen in the past 4 years. It also ties with the highest average price sold over the past 4 years.

So, if you were on the fence about selling your home, I would recommend you consult with a Realtor that can let you know how much your home is worth so that you can determine if the time is right to sell. Obviously the market conditions say YES, but its still your decision!
