They call them Flipper, Flipper...

Just over 2 years ago, I was trying to find a buyer for a short sale in Maplewood. I had a few offers from existing investor/flippers but none would five the bank the minimum they wanted and the home had too much cosmetic work for the average first time home buyer's wishes.

I would then come to find a newly minted investor who was interested. They purchased my listing in the Hilton Section of Maplewood for $222,500 and then proceeded to use their HGTV eye for design and updated this home from top to bottom. In some cases we reused portions of the home that could be made more current in taste and materials and in other cases we made some alternations. In the end, we put the home on the market for $375,000 and sold it in a bidding war for $426,550, almost double their purchase price.



In another example, this home on Oberlin became a distressed sale. Another set of local investors came in and bought it for $345,000 and then renovated it from top to bottom. They put it on the market for $679,000 and sold it for $695,000.



While its sad to see homes that have gone into disrepair, it's enlightening to see what can be done with some imagination, elbow grease and of course money. Yet, the ends clearly do justify all the work and money. Further, the township now has homes that were once eyesores now looked upon as highly coveted homes in our town.

This isn't the only area seeing such benefit. There are many examples of work being done by local investors that continues to add to the beauty of our town.
