Montclair 2016 Real Estate Report: Burning Up The Charts!



I cover a wide variety of towns that are under the umbrella as a "bedroom community of nyc" due to its commutation times. I was simply blown away by the results Montclair had for homes sold in 2016.

1. They sold for 103.7% of asking
2. Average price paid jumped almost 10% more to $741,000 from $676,000.
3. Average listing prices also increased about the same amount to $714,000 from $652,000.
4. UNBELIEVABLY, ALMOST 2/3's of all the homes sold, sold for OVER ASKING PRICE!
5. Another 7% sold at asking, bringing the total of homes sold for asking and above to virtually 75% of the total!
6. Days on Market did increase a full day from 40.8 to 41.8 but that is pretty much a wash considering all that is going on.
7. The only negative statistic was that units sold actually did decrease from 450 to 408, a drop of 9.3%.


If you were a seller, you probably did extremely well in 2016.

Now that a ReVal is about to occur in Montclair, we could see a slight increase in inventory over normal trends that possibly could impact prices paid for homes a bit, but its way to early to tell.
