Maplewood 2016 Annual Real Estate Recap by Mark Slade
It was another great year for Maplewood Real Estate.
We saw a 9% increase in the number of homes sold and another increase in average price paid.
We saw 14 homes sell for more than a $million including 2 that were listed at $850,000 and $875,000 and the chart topper came in at $1,400,000 for a home on Walton.
The time it took to sell these homes decreased again, now coming in at under 37 days.
While I traditionally use AVERAGES for my analyses, I decided to also look at the median home prices and there were some interesting facts:
1. All three of the median homes in 2014, 2015 and 2016 were sales on Rynda Road.
2. The median sale prices in 2014 and 2015 were fairly close to the average prices paid; however, the median sale price in 2016 blew away its comparative average, coming in at $603,000 vs. $544,000.
3. 51% of the homes sold, sold for over asking
4. Another 14% sold at asking, representing a trend that almost 2/3's of all Maplewood's sales came in at or above asking.
While we have all just experienced our ReVal, you will find that the ReVal figures do not always equate to true fair market value.
