One of the newest members of Mark Slade’s team at Keller Williams Midtown Direct, Camilla Flannery (formerly Zelevansky), has been an architect for 25 years and she knows 13 North Terrace like the back of her hand. Flannery’s firm, Studio Vert Architecture, executed the gorgeous renovations of this new listing, which went on the market this past Tuesday.


The sales history of this home is noteworthy. It was purchased in November 2004 for $484,000 after it had been sitting on the market for 124 days. After the renovation, it was listed for $899,000 in July 2015, and 19 days later, it sold for $950,000.

There are two major design changes that will intrigue new buyers: the kitchen and screened-in deck. Flannery explains: “One of the challenges was to custom build the kitchen cabinets for the look we wanted to achieve. I had a company in Vermont custom make all the cabinets for a lower height to accommodate the thicker basaltina countertop and specify the kerfs (line pattern) in the cabinet doors. Accommodating the fridge ventilation with the seamless built-in aesthetic was another creative solution, and we worked successfully with the engineer at Jenn Aire to resolve.” In terms of the access to the backyard, the house had previously been closed off because of a dramatic slope. “We [herself in collaboration with the client] were able to create a dramatic transformation by remodeling the interior and adding a screened deck that blends seamlessly with the existing historic character of the home,” she says. Additionally, to achieve the look of push-out French casement window, Flannery had Jeldwen customize the grille pattern by specifying a much wider center munton.

A Maplewood native since 2001, Flannery decided to get her realtor’s license after being involved in several projects for homes that sold for over asking; some had sold more than once. “I felt I could and should stay involved in the process, knowing the finer details of the home inside and out,” she says. “I was looking to add value to service as architect, giving advice to clients on market value of potential projects or helping them decide on a move, when their wants exceed the possibilities with their existing home.”

She has built her client base through word of mouth in the SOMA area and has been an actively engaged member of the community. “I take great pride in improvements to the community and have invested many pro bono hours working on various Township committees and neighborhood associations throughout the years. I think this naturally translates to my interest in real estate and my interest in all of our many great SOMA neighborhoods,” Flannery says.

Flannery’s architectural expertise is an instant plus for many homeowners in the market to sell or buy, especially ones who have hired her for renovation work. I have the knowledge of all the building and zoning codes as well which is an instant resource to a buyer seeking to know more about a property,” she says. “As a trusted architect, my architectural clients will have the sellers’ agent who has their best interest in mind and can highlight the successes of the project and the house as a whole.” Additionally, for a seller who has not done a project with her, she can help them make valuable improvements with a very tight budget. “The tight budget projects can be the most gratifying as a designer, when little resources make a large impact,” Flannery says.

She says she thrives on working with people to improve their homes to work perfectly for their style and lifestyle: “It is very gratifying to me to have happy clients.”

A picturesque town in Essex County, Maplewood is located on the East Branch of the Rahway River. Originally consisting of farms, mills and orchards, Maplewood is now a great mix of residential and commercial areas, culminating in the jewel of a downtown village and coming together to create a charming, tight-knit and diversified community. Maplewood has predominantly Colonial and Tudor style homes with sprawling porches and ample greenery, but you can also find some Victorians and a range of more modern style construction on its beautiful tree lined streets.
Maplewood is a diverse town with 6 elementary schools and prominent municipal building designed by famous architects, Guilbert and Betelle. In the center of town, famed landscape architects, the Olmstead Brothers, created the breathtaking Memorial Park; not to be overlooked is Ricalton Square, nestled between the train station and the downtown shopping; this area is frequently used for events including a Halloween Parade with hayrides and petting zoos, as well as featuring replica homes during the Winter Holiday Season. The town offers many activities to its residents from camps in the summer, arts and crafts classes, a public pool (with 4 pools ranging from a “baby” pool to toddler pool to large lap pool and a diving tank) and a farmers market when in season. There is even an annual musicalpalooza--Maplewoodstock—featuring a variety of bands and musical styles, showcasing local and national bands with booths for local businesses to set up.
The Village, also known as Maplewood Center, is a quaint, downtown shopping district with everything from restaurants with foods from all over the world, bakeries, dance studios, gyms, bookstores, a movie theater and bookstores. With its large variety of cuisines to choose from, Maplewood recently started a yearly town-wide Restaurant Week with over 30 eateries participating.
Easily accessible by its throughways and the New Jersey Transit, it's no surprise Maplewood has been ranked several times as one of the most desirable places to live in America by a number of surveys.
