The Biggest Piggy Bank of ALL: YOUR HOME
Eric Belsky is Managing Director of the Joint Center of Housing Studies at Harvard University. He also currently serves on the editorial board of the Journal of Housing Research and Housing Policy Debate. Last year, he released a paper on homeownership - The Dream Lives On: the Future of Homeownership in America. In his paper, Belsky reveals five financial reasons people should consider buying a home.
Here are the five reasons, each followed by an excerpt from the study
1.) Housing is typically the one leveraged investment available.
“Few households are interested in borrowing money to buy stocks and bonds and few lenders are willing to lend them the money. As a result, homeownership allows households to amplify any appreciation on the value of their homes by a leverage factor. Even a hefty 20 percent down payment results in a leverage factor of five so that every percentage point rise in the value of the home is a 5 percent return on their equity. With many buyers putting 10 percent or less down, their leverage factor is 10 or more.”
2.) You're paying for housing whether you own or rent.
“Homeowners pay debt service to pay down their own principal while households that rent pay down the principal of a landlord.”
3.) Owning is usually a form of “forced savings”.
“Since many people have trouble saving and have to make a housing payment one way or the other, owning a home can overcome people’s tendency to defer savings to another day.”
4.) There are substantial tax benefits to owning.
“Homeowners are able to deduct mortgage interest and property taxes from income...On top of all this, capital gains up to $250,000 are excluded from income for single filers and up to $500,000 for married couples if they sell their homes for a gain.”
5.) Owning is a hedge against inflation.
“Housing costs and rents have tended over most time periods to go up at or higher than the rate of inflation, making owning an attractive proposition.”
Bottom Line
We realize that homeownership makes sense for many Americans for an assortment of social and family reasons. It also makes sense financially.

Living in Maplewood: Boot Camp in Your Own Backyard Anybody?
I am so excited to share my friend Allison's new venture with all of you.
In addition to her regular personal training sessions at THE GYM on Springfield, She has now added a new, warm-weather option that may be preferable to many of you.
On many occasions, it is difficult to get out of the house and to the gym. Sleeping babies, construction workers, whatever. While we still have some beautiful weather left, let's use that time and your backyard and get moving! Whether you are new to adding exercise to your life, or if you are an active athlete, She can help. Allison will work with people looking to add fitness to their lives, as well as those who will benefit from focused strength and cardio training in their competitive endurance efforts.
Beginning the week of September 8, she will be offering packages of 6 Backyard Boot Camp sessions. The Backyard Boot Camp brings the workout to your yard. With little or no equipment, Allison will lead you through 60 minutes of stretching, endurance-building exercises, and strength training. All in your own backyard!
The first session begins the week of September 8 and continues through the week of October 13. The fee for the session is $360 and she's booking time slots in the early morning and during school hours. Group rates are available as well.
You will get a good, fun workout and won't have to leave your home. If you have any questions at all, please let her know. She is also happy to provide references for you from previous personal training clients if you wish. Don't hesitate to ask!

Hope to hear from you soon!
Allison Kalsched’s passion for endurance sports has brought her to THE GYM. Our newest trainer, Allison has competed in numerous triathlons, cycling and running events. She is an active swimmer, cyclist, runner and yoga practitioner. Strength training is a vital, and often overlooked, part of the endurance athlete’s training, and Allison is particularly aware of the impact functional strength work can have for these athletes. If you want to improve times in running, riding or swimming, schedule an appointment with Allison and get started working towards a more productive body.
She has trained extensively with Tim Reynolds and hopes to share her enthusiasm for fitness and healthy living with all those she trains.
Before joining The Gym, Allison had a 15 year career in marketing and public relations in the contemporary art world, and is very excited to be starting a new adventure as a personal trainer.
Allison lives in Maplewood with her husband and son, and their big labradoodle, Wilson.
