Looking for an FHA approved Townhome, Townhouse or Condo to Buy in Morris County

Another real time scenario prompts me to write this piece on buying a townhome, townhouse or condominium. An FHA loan allows a buyer to put down as little at 3.5% of the purchase price, especially helpful when you haven't been able to save a tremendous amount of cash and/or when you need to reserve funds for closing costs.

Which brings me to the current real time experience where I'm trying to find FHA approved associations for my clients. It appears there are far more associations that are NOT approved than those that are actually approved by the FHA (Federal Housing Administration).

Only have of the agents I have contacted in the last 2 weeks have any up to date knowledge as to whether the properties they have listed for sale are FHA approved or not. This leaves a buyer and their agent at the mercy of an investigation that could encompass the listing agent, possibly calling the sellers themselves, calling the association directly or lastly--CHECKING the official HUD site that allows you to search by county or even by specific name of the Association (HOA-Home Owners Association) if that is entered correctly.
