Maplewood Open Houses July 1st
Maplewood is having 14 Open Houses tomorrow and 7 are Brand New to Market.
While we are all focusing on our summers, I have to tell you the Local Real Estate Market is quite HOT, like our temps.
Transactions are up over last year!
Days on Market are down from last year!
Percentage paid versus Final Asking prices are UP this year!
And pending transactions are larger than executed transactions for the year to day.
In fact, we had 85 closings in 16 towns I track for Patch.com, outnumbering the number of Open Houses scheduled for the coming weekend. In 2 years, this is the first time ever i have seen such a statistic.

Housing Market: Finally On the Rise?

Home prices rose in nearly all major U.S. cities in April from March, according to the latest S&P/Case-Shiller Home Price Indices report. But experts disagree on whether we have — finally, after six years of decline — seen the market’s bottom.
“It has been a long time since we enjoyed such broad-based gains,” David Blitzer, chairman of S&P Indices’ index committee, said in that report. “While one month does not make a trend … [the news] is a good sign.”
However, Robert Shiller, co-creator of the S&P/Case Shiller index, was less convinced than some that it was a definitive sign prices have stabilized, saying in an interview with Reuters Insider that while it was encouraging it is still too soon to tell. The article quoted Shiller as saying: ”They’ve been falling for six years now, and people have been asking me this question for six years, and there’s always this sense that it’s about to turn up.”
Of course, all real estate is hyperlocal. What are Baristaville real estate agents seeing? We asked two, one based in Montclair and the other in South Orange/Maplewood.

"Montclair is showing definite signs of stabilization and even modest appreciation. Between the 2003-era prices, interest rates below 4% and pent up buyer demand, Montclair houses are moving quickly – especially when they are priced right. Last week a house listed in the 500-600 range had 10 offers, going under contract for well over the asking price. Montclair housing inventory is down 30 % from June of last year (140 on the market this June vs 200 last June) and demand is up creating a situation that is ripe for multiple offers; With only 3 months of inventory available it has become a seller’s market in Montclair. Still, homes that are overpriced will not sell and unrealistic sellers will be waiting years before prices are back to their 2006 peak levels."

"We are having a really good year so far. In the combined towns of Maplewood and South Orange, we have had 180 closed sales thru June 26 v. 166 through the same period last year. That represents approximately 8.5% more sales this year. Average Days on Market is trending 63 days to sell, down from 75 days to sell in 2011. This represents an improvement of 16%.
And, as I often see, 31% of the homes sold thus far have sold for final asking price or greater. This means 30% of the homes have probably had a bidding war or multiple interest. We have also seen an improvement in the ratio of overall price paid v. final asking price, 96.3% in 2012 year-to-date and 95.9% in 2011. Also great news is that we have another 152 homes Under Contract at this stage and that represents a substantial increase over the trend last year.
The only curious figure is that average prices paid so far this year is $463.6K vs $503K in 2011. While this could be construed as a continuing weakness in the market, I would prefer to think this is a quirk in the game of statistics (flipping a coin should be 50 heads-50 tails, but often is askew early in the counting), when you pull up the details we had a 33% increase in the number of homes listed for under $300K this year vs last year and we had a decrease in the over million $ homes—more importantly a substantial decrease in the average listing price for the homes listed over $1.0M as last year they represented a total value of $5.6M and this year they only totaled $3.7M (this changes the average price paid by an average of $12,000/home)."

OFF TO THE IVIES!
Scott White, director of Montclair High School's Guidance Department, called 2012 another exceptional year for MHS students in the college search process with nearly 90 percent of students attending college next year.
He said Monday that a record 20 MHS students are attending colleges in the Ivy League, including Brown (5), Cornell (7) Harvard, University of Pennsylvania (4), Princeton and Yale (2). More than a dozen are attending the “Little Ivies,” including Bates (2), Colby, Connecticut College, Hamilton, Swarthmore, Trinity, Tufts (3) and Wesleyan (3). Six students are attending the “Seven Sister” colleges including Barnard (2), BrynMawr, Smith (2) and Vassar. Fifteen students are attending historically black colleges and universities, including Delaware State (5), Hampton, Howard, Morehouse (2), St. Augustine’s, Spelman (3) and Virginia State. More than 15 per cent of the class is attending Barron’s Most Selective colleges, including the University of Chicago, Georgetown, Johns Hopkins, Northwestern, Stanford and University of Virginia.
Close to 25 students are attending conservatory and professional schools. Students are pursuing music at Berkelee College, fine arts at Maryland Institute, Pratt, RISD, SUNY Purchase and University of the Arts, acting at American Academy of Dramatic Arts, Fashion Design at FIT and culinary arts at Johnson and Wales and the Culinary Institute of America. A number of students are pursuing military careers or trades, including cosmetology, HVAC, EMT, etc. Students are also attending international colleges in Canada, Scotland and Wales. Additionally, one student will be living on a kibbutz before enrolling in college.

Summer Grilling Safety Tips
Now that the summer season is kicking off, it's time to get back in the grilling groove. According to the National Fire Protection Association, gas and charcoal grills cause more than 8,000 house fires each year. Before firing up the grill, homeowners should consider these safety tips:
• Grills should be located no closer than 10' (3m) from any structure. Never use a grill under a porch, deck, overhang, carport, or in a garage. Make sure the grill rests on a stable surface and can't be tipped over.
• Never use a propane or charcoal grill indoors.
• Check hoses and connections on gas grills periodically throughout the grilling season. Replace any cracked or brittle hoses before using the grill. Propane cylinders should never be stored inside a garage or other structure at any time.
• Start charcoal fires using a chimney starter instead of charcoal fluid. Not only is a chimney starter safer, but your meal will taste better. If charcoal fluid is used, never add it to the coals once the fire has been lit.
• Once the grill is lit, never leave it unattended. It can take just a few seconds for a serious fire to erupt.
• While lighting and cooking on the grill, do not wear clothes that are loose-fitting or that have wide sleeves that could catch fire. Use long-handled utensils to handle food while cooking. Wear close-toed shoes while at the grill - you can always change to flip flops later.
• Control flare ups by lowering the heat on a gas grill. On charcoal grills, remove the food from the grill and distribute the coals more evenly. If necessary, a flare up can be put out with water from a spray bottle, but remove food from the grill first to avoid smoke contamination.
• To help prevent grease fires, remove any accumulated grease and residue from inside the lid of the grill at least every 5-6 uses. Baking soda can be used to extinguish a grease fire still contained within the grill unit.
• Always keep young children and pets away from the grill during and after cooking. The grill's exterior can remain hot long for a long time.
And, its best to check to make sure the "drippings tray" is still functioning as I recently found that mine had rotted thru and grease drippings were getting to the bottom of my Grill stand

The number of closings continues to increase and inventories remain low. This is great news for the laws of Supply and Demand and for our local housing market.
We had 74 Closings last week in 16 area communities in Essex County and they averaged $560K, which was 96.7% of Final Asking Price.

The Maplewood Pool: A great place to beat the heat!
I was driving around town showing a few homes yesterday and the it was much quieter than usual.
While i was showing homes, my son Jakob was with some of his friends and they ended up at the town pool.
Maplewood's town pool just underwent a series of upgrades and renovations, including 2 new water slides and a handicap ramp into the olympic size pool. These new features, in addition to our "baby" pool with fountains, our training toddler pool and our diving tank--complete with 30' diving platform--make this an incredible destination to beat the heat and have yourself a party with 2,000 of your closest friends!

Essex County Free Concert Series Launches tonight!
With 2 half days left for school in the Maplewood/South Orange school district, that can only mean that Summer is on the verge. So, you won't be surprised to learn that the 2012 Essex County Free SummerMusic Concert Series launches tonight, Saturday, June 16, with a Gospel Festival in Essex County Monte Irvin Orange Park.
It's just the first of 26 different performances, featuring some of the best local and international acts in jazz, rock and roll, big band, and reggae, that will play out over the course of the summer.
“Our Free Concert Series offers a diverse line-up of performers who will take center stage in venues throughout our historic Essex County Park System. Pack a blanket, enjoy the cool evening breeze and dance to the sounds of classical, rock and roll, jazz, big band, Latin and more. We have an amazing line-up that is sure to entertain and impress,” said Essex County Executive Joseph N. DiVincenzo, Jr.

The Power of FB and finding a great Band playing tonight in Maplewood
It's funny, you walk around your town, you drop and pick up your child(ren) at school, you shop and eat in your village and you met people and say hi.
Then, one day, you see a FB post that shows 4 locals have formed a band. OK, i'm curious, i see they are playing tonight, 6/14, at 8:30 at Highland Place, so i go to check out their website and their sound.

A penny for your thoughts; 10,000 for a floor
I've heard the expression: a penny for your thoughts
never realized what you could do with 10,000 of them.
Pretty Cool and Unique (at least for now).
Copper Pennies + Clear Resin = Beautiful Floor.
If you want to try this: Save this picture and go to your local Big Box Home Improvement store and ask them what type of Clear Resin would work the best and what kind of under-lament would be needed. In this picture they had a concrete floor to work with. Yes, it would be cheaper than the average floor, if you did the work yourself. The price, including the cost of the pennies would probably range from $2.50 to $3.50 a square foot.

What does $80,000 buy?
Yesterday, all the HOOP-la was about the launch of Nike's newest sneaker--Kanye West's Air Yeezy 2--with someone bidding as much as $80K to buy it!
Taking nothing away from Nike nor from Kanye West, where have our values gone?
